Brooks Reach Building adventure

Come with us now on a tale of the mighty house building.

We have keys!!

Yesterday was the day.. we received our keys!!
SS was onsite from about 12.10pm to go through paperwork and sign over the keys to us. I even got to hold the ‘builders’ key and try it in all our locks to prove that they have changed them and only we now have access.

We weren’t able to do a full walkthrough as the tiler from South Coast flooring was doing his thing (remember how i said he was meant to be done Sunday, or monday at the very latest?! He mentioned he wasn’t planning to be done until Friday. But more on that can be found under the ‘issues’ tab on the right if you’re really interested) So we stood awkwardly around the kitchen bench and went through our ‘handover folder’ and discussed certificates, warranties and completed the HIA booklet. There were a few outstanding issues that were noted: two kitchen cabinet doors were still away being fixed, no lights/shades installed, appliances still to be delivered, door handle to WIL still needs to be replaced, Manhole cover replaced, various paint touchups. The one thing we forgot was that the WIR still doesn’t have a door handle or door plate thingi. Hubby will follow up with SS during the week.
We have around 90days now to note any other defects we want the Clarendon warranty team to fix/replace and after we lodge our form it will be reviewed and then someone will visit our house to assess the issues.

Appliances delivered in our garage today ready for install tomorrow or Thursday.

Our hot water system is installed and good to go

Here is a shot of our ensuite too; tiling still needs a wipe down

So forgetting about the stressful issues with the tiler and company; Handover went great. We received a lovely ‘Sheridan’ towel and fragrance package from Clarendon. B sheridan 20130820_162311
Our Site Supervisor has really been great the last few weeks which has really helped us manage the stress and disappointments we’ve faced.

Tomorrow is moving day! WOOOOOOOOOOOOOOOOOOOOOOOOOOT, finally!!

Bathroom & laundry tiling

Last Saturday we did a quick drive by the lot  just to see if we could peer in a few windows and check out if anything had been done on the bathrooms. When we arrived we saw the front door was open!!! We called our Site Supervisor and left a message just to see what the dealio was. There was work going on at other Clarendon sites in the estate so we perhaps someone had left it open and was coming back; either way we wanted to follow it up with Shrimpy so he was aware.

We took the opportunity to pop inside and show one of my little sisters the place.

Things haven’t progressed as much as we thought they would. Tiling is underway, our stone bench tops were due to be installed today along with shelving for pantry etc, the tiler will then be back to install our metaline splashback. The painter is meant to be out some time this week too for the first coat of paint followed by gyprockers inspection and then final coat of paint. So SS said there should be someone onsite everyday, which is what we’ve been expecting since lock up anyway. Surely they are as keen to get things finished as we are?

Here is a shot of the main bathroom (tiles still need to be laid around bath area and next to the window)

Toilet floor tiled (wall tiles to be laid)
IMG_3427
Ensuite (mostly finished; mosaic still to be laid above vanity)

Laundry floor tiled (wall tiles still to be laid)

Most of the doors in the house have been installed too, including the wardrobe doors

We got a call from Wynstan last week to confirm SS’s number so he could get onsite and do final measure up for our plantation shutters and get them ordered in. South Coast Floor Coverings were onsite last week to measure up for our carpets and tiles and today they sent through the invoice for around $10k. Our tiling job has been tentatively booked to be installed in the second week of August should we have the keys by then.
AHHHHH it’s so close now, hopefully on the homestretch. So ready for moving day!

Shutters Australia Quote
Thank you for the opportunity to quote on your house plans for plantation shutters. I have priced for Kiri painted plantation shutters. Kiri is a hardwood highly coated in polyurethane and resistant to heat. Kiri is a plantation grown timber we manufacture ourselves.
Price is inclusive of GST and free installation. You have a lifetime warranty on installation and componentry and a three year warranty on the paint finish. Should you wish to proceed with ordering a deposit of a third of the total is required and a check measure by our installers will be arranged to re check the measurements, colour selection and layout will be finalised at this visit. The balance is payable once installation is completed. We also have a showroom in Castle Hill should you wish to see our products on display, but I am aware you are south of Sydney and may be a fair way for you to travel.
Shutters are approximately 8 weeks from the time of the check measure.
Please do not hesitate to call or email me if you have any questions.

South Coast Floor Coverings
Fauxwood Shutters with install included was priced at $9063.00

Driveway

We sourced local driveway companies through various means including serviceseeking.com and using this list I found on the Wollongong Council website. It has all the certified concrete contractors in Wollongong region.
When contacting the various companies about driveway quotes we made sure to include a copy of our rough Landscape Plan as well as the most up-to-date layout of our lot. We This is the email we sent out:
“The width of our proposed driveway is about 5.7 m and the length from the garage to the street is about 5.5 m. We’d need crossover-to-kerb included and anything else needed for a driveway to a brand new house. We’d also like a path from the driveway to the front patio, my rough estimates puts that at a quarter-circle shaped path with the circle’s radius being about 1m.
I’ve attached an initial plan of the house of the block that we were given by our builder and the landscape plan that shows a more easy to see drawing of what we’re after. We’re no longer having them install the letterbox, so there’s no need for the curve in the driveway as they had in the site plan. The site plan is useful for measurements but the landscape plan is useful for design.
We’re also open to suggestions about other concreted areas that might improve the look/functionality of our yards, but at the very least we’d like a formal quote for the driveway and path to entry in both stencilled and plain concrete.”

At this point it is a little difficult to give a formal quote, what i see is you have about 50m of concreting to be done out the front, witch will cost approx $4,000 -$4,500. You may like to consider concrete at side of house or a garden shed.It would be in your favour to contact me when the job is near ready.

Air Conditioning (ducted)

We knew early on that we didn’t want to pay $10,500 for a dodgy brivis system from Clarendon so we contacted a few local companies and decided on T.C air. The other companies we contacted were: http://www.alpineaircon.com.au, http://www.rapidcool.com.au, http://www.coralair.com.au, http://www.illawarrawollongongairconditioning.com.au, http://www.seabreeze.net.au

Chris from T.C air and his family are lovely and we’re so happy to be supporting a local Illawarra business. Though we did pay to have 3 phase power installed to the house we are only going with a single phase unit. Chris estimates that if we went with a 3 phase system we’d be saving around $20 every 500 hours the unit runs. This is the original Air Con quote and this is the Invoice we have submitted to our bank. You can see that there is a special on which makes it a tiny bit cheaper than we initially thought. WIN!
